PRESENT:  Chair Tony J. Ilacqua, Vice Chair Mary Menzies, Calvin Beaulier, Chad Stearns via speaker phone, and Joanna Ray (recording secretary)

EXCUSED:  Val Poulsen, Bruce Ralston, Milton Bratz, and Colin Trahan

Chair Ilacqua called the meeting to order at 6:00.  Calvin will be a voting member for this meeting.

RHTL Partners LLC, owner / Gardner Kellogg, agent – PB20-02 – Request for a Lot Line Adjustment between tax maps 90-3 and 90-11 located at 1024 Meadow Street in the C-I and Rural zones.  The hearing was properly noticed, abutters were notified, and the hearing fees were paid.  The case was accepted as complete.

Gardner Kellogg presented the case. RHTL owns both lots. The owner is planning on expanding the bodyshop on TM 90-11. In order to meet the required setbacks for the expansion, there needs to be a lot line adjustment.

Vice Chair Menzies stated that the proposed is adequate and made a motion to approve RHTL Partners LLC, owner / Gardner Kellogg, agent – PB20-02 with the condition that the applicant complies with all Federal, State, and Local regulations. Calvin seconded the motion. The motion passed 4-0.

Gardner informed the Board of a subdivision of Dean Knapton’s parcel in Lisbon that abuts his parcel in Littleton, TM 98-9. Lisbon would like the Littleton Planning Board to support their request that the Lisbon portion stays connected to the Littleton portion so that there will be access. Calvin said there could be an easement written to allow access. Chair Ilacqua did not see any issues with this.

At 6:12, Calvin made a motion to adjourn. Vice Chair Menzies seconded the motion. The motion passed by all.
