PRESENT:  Linda MacNeil, Mary Menzies, Val Poulsen, Milton Bratz, and Joanna Ray (recording secretary)

 

EXCUSED:  Bruce Ralston, Jim Daly, and Tony J. Ilacqua

 

ABSENT:  Colin Trahan

 

The meeting was called to order at 6:30 PM.

 

Milton made a motion to approve the April 18, 2017 minutes as written.  Val second the motion.   The motion passed by all.

 

Election of Officers

Milton nominated Tony for Vice Chair.  Val second the nomination.  The nomination passed.

Milton nominated Linda for Chair.  Mary second the nomination.  The nomination passed.

Chair MacNeil designated Joanna Ray as recording secretary.

 

The board discussed how they should approach the new law regarding Accessory Dwelling Units.  Without a specific section added to the Zoning Ordinance, they will be permitted in every zone without any guidelines other than what RSA 674:71-73 states. No board members disagreed with going along with the State requirements. Joanna will research how other Towns have adopted ADU ordinances and bring the information to a future meeting. If the board decides to add a section to the Zoning Ordinance, an article will need to be placed on the Town Warrant in 2018.

 

The Board discussed a complete update of the Master Plan.  Joanna will research the board’s options for getting assistance.  Mary suggested finding out what types of information needs to stay in the plan. 

 

Cumberland Farms update – the Planning & Zoning Office received a copy of the draft easement to be signed and recorded regarding the access to the back lot shown on the approved subdivision plan.  The document was submitted in reference to conditions one and two on the decision letter dated February 23, 2017.

 

Joanna informed the board that the Selectboard needs their input regarding the 60-foot ROW that grants access to TM 99-46.  This public hearing will be scheduled for June 6, 2017.  There will also be a Lot Line Adjustment and Subdivision hearing on June 6. 

 

At 7:15, Milton made a motion to adjourn.  Mary second the motion.  The motion passed by all.
